A practical guide for parents and student guarantors
If you are helping a student choose accommodation in Bristol, the important questions are usually less about the rooftop lounge and more about the contract, total cost, guarantor liability and what happens when plans change.
Start with the total cost
Compare the full tenancy cost rather than the weekly headline rate. Check contract length, what bills are included, deposits, advance-payment requirements, laundry costs and any transport costs created by the location.
Understand the guarantor commitment
Before signing anything, read exactly what the guarantor is agreeing to. Providers may have different eligibility requirements and different approaches to advance rent where a guarantor is not available. The provider's own contract and current booking terms are the final authority.
Questions worth asking before booking
- What is the full tenancy cost and contract length?
- Which bills are included, and are there any usage caps?
- What exactly does the guarantor guarantee?
- Is there a deposit, reservation payment or advance-rent requirement?
- What are the cancellation terms?
- What happens if the student does not get their university place?
- Can the tenancy be transferred or replaced if circumstances change?
- Is contents insurance included?
- How is building access controlled and who is on site out of hours?
- How are maintenance issues reported and handled?
Do not overvalue incentives
Cashback and vouchers can be useful, but compare them against the total rent. A £500 incentive does not automatically make a longer or more expensive contract the better deal.
Location matters differently for different students
For University of Bristol students, walking distance can carry real value. For UWE students, the relevant campus and transport route may matter more than being in the city centre. Check the real journey rather than relying on a marketing description such as “close to campus”.
What this site will help you compare
As the 2027/28 cycle opens, we will track publicly advertised prices, contract lengths, room types, incentives and availability across Bristol accommodation providers so parents, students and guarantors can compare options on a more consistent basis.
